A 30 m² apartment rated F on the DPE, negotiated with a discount, may seem like a good deal. But if the diagnosis is based on a calculation prior to the decree of March 25, 2024, which adjusted the thresholds for homes under 40 m², the projected profitability is based on false premises. In 2024, succeeding in a real estate investment requires checking every technical data before modeling a return.

DPE and small surfaces: a buying trap to defuse before making any offer

This is evident on the ground: many listings for studios or T1s still display a DPE conducted before March 2024. The problem is that the DPE calculation thresholds have changed for homes under 40 m². A property rated F with the old calculation method may be reclassified as E, or conversely, fall to G with the new reference framework.

Before signing a preliminary agreement, ask for the date of the diagnosis. If it is prior to the decree, you must demand a new DPE or, at a minimum, include in the budget the cost of an energy renovation that covers the worst-case scenario. A studio reclassified as G will no longer be able to be rented without work, according to the schedule for the gradual prohibition of energy-inefficient properties.

Comparing on the Capitaine Immo site for investing allows you to cross-reference the advertised rental yields with the actual constraints of the property, including its updated energy label.

Borrowing capacity in 2024: test the project’s solidity before the gross return

The production of real estate loans outside of renegotiations has further decreased in 2024, following a sharp decline in 2023 (data from the Banque de France reported by Bordeauximmo9). We can no longer reason solely in terms of gross yield: the financial feasibility of the project takes precedence over theoretical profitability.

Specifically, this means three checks before any commitment:

  • Simulate the monthly payment at the current rate, not at the rate expected in six months, and verify that it remains sustainable even without rent for two months (vacancy)
  • Estimate the cash needed for energy renovation work if the property is rated E or below, as these costs add to the down payment
  • Calculate the remaining disposable income after charges, property tax, and borrower insurance to avoid cash flow tension from the first year

A project that holds up with a higher rate and a rental vacancy of a few weeks is a solid project. A project that only works with an optimistic scenario is a gamble.

Rental investment and DPE schedule: arbitrate between renovation and resale

The schedule of rental prohibitions related to the DPE creates a clear dividing line. Properties rated G are already subject to restrictions. Properties rated F will follow. For an investor, the question is not “should I buy an energy-consuming property” but “do I have the means to renovate it on time”.

If the co-ownership blocks external insulation work, if the building is classified and the windows cannot be replaced, the property’s profitability collapses. You end up with an asset that loses rental value each year.

When renovation is not viable

In some cases, selling the property before the regulatory deadline remains the least costly strategy. Significant discounts are observed on energy-inefficient properties in old co-ownership, but these discounts may worsen as deadlines approach. Buying an energy-consuming property without a precise renovation budget amounts to betting against the regulatory timeline.

When renovation creates value

Conversely, a property rated F in a small building where renovations are feasible (attic insulation, boiler replacement, windows) can move to C or D after renovation. The increase in asset value then exceeds the cost of the work, and the applicable rent increases due to a better label. This scenario assumes that the renovation costs have been estimated with a contractor before the purchase, not after.

The LMNP status (non-professional furnished rental) remains a tax lever used by many investors to amortize the property and reduce the taxation of rental income. But this status only makes sense if the property is actually rented furnished, in an area where there is demand for furnished rentals (student cities, employment hubs with professional mobility).

For an investor who does not wish to manage tenants or renovations, SCPI (real estate investment companies) offer exposure to the real estate market without direct management. The choice between direct management and collective investment depends on the time available, not the advertised yield.

A final often overlooked point: local taxation. Property tax varies significantly from one municipality to another and can absorb a significant portion of the net yield. This item should be included in the calculation from the research phase, not at the time of tax declaration.

Real estate investment in 2024 is not just about finding a “profitable” property on paper. A viable project relies on an up-to-date DPE, financing tested under adverse conditions, and a budget for renovations estimated before the purchase offer. Opportunities exist, particularly for energy-consuming properties to renovate, but they only turn into value with rigorous preparation in advance.
